Lease terms

1. Lease Term shall be for 6 months. After expiration of initial term, the tenancy may renew term for another 6 months if approved. 2. Rent shall be $1500 per month and is due on the 1st day of each month. Payment must be made in cash or check. 3. Security Deposit will be paid be tenant before move in of $1500. The deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning costs or other lease violations. 4. Late fee. A late fee of $100 will be charged if rent is not received withing 7 days after due date. 5. Occupancy. Only 6 individuals may occupy the property. No additional occupants may reside at the property without written approval from Landlord. 6. Utilities. Tenant is responsible for all utility cost including water and electricity. 7. Maintenance and Repairs. Tenant shall keep the property clean and sanitary and promptly report maintenance issues. Tenant is responsible for damage caused by negligence or misuse. 8. Pets. Pets are not allowed. 9. Smoking. Smoking or vaping are prohibited inside the property. 10. Alterations. Tenant may not make alterations, paint, install fixtures or modify the property without written permission for the landlord. 11. Property Access. Landlord may enter the property for inspections, repairs, emergencies, or showings with proper notice as required by law. 12. Default. Failure to pay rent or comply with lease terms may result in notices, fees, eviction proceedings, and other remedies allowed by the law. 13. Move-out requirements. Tenant shall return the property in clean condition, remove all personal belongings, return all keys, and provide a forwarding address.
