Lease terms

1. Property: The Landlord agrees to lease to the Tenant the apartment located at [Apartment Address] (the "Premises"), including any furnishings and appliances listed in the attached inventory. 2. Term: The lease term will commence on Date signed on lease agreement for move-in and continue for a period of 12 months, terminating on the end of year. After year Landlord has the right to renew or refuse rental of a new lease. Tenant's right to occupy the Premises is contingent upon the full and timely payment of rent and compliance with the terms of this Lease. 3. Rent: The Tenant agrees to pay a monthly rent, due on the 1st day of each month, in lawful money of the United States, at the address specified by the Landlord. Rent payments made after the 5th of the month will incur a late fee of $50.00. 4. Security Deposit: The Tenant has paid a security deposit that will be held by the Landlord as security for any damages to the Premises beyond ordinary wear and tear. 5. Utilities: The Tenant is responsible for the payment of all utilities, including electricity, gas, and internet/cable services, unless otherwise specified in writing. 6. Maintenance and Repairs: The Landlord will be responsible for maintaining the structural components of the Premises and for making repairs due to normal wear and tear. Any damages to unit from tenant, tenant will be responsible to pay for damages. The Tenant is responsible for maintaining the cleanliness and proper care of the Premises. 7.
