Terms at 4036 Jahvani Ct

Utilities: Tenant is solely responsible for establishing and paying for all utility services provided to the premises, including but not limited to electricity, gas, water, wastewater, and trash collection. All utilities must be transferred into the Tenant's name prior to taking possession of the property and must remain active for the duration of the lease. Yard Maintenance: Tenant, at their sole expense, shall maintain the front, back, and side yards. This includes regular mowing, edging, weeding, watering, and maintaining existing landscaping beds to ensure the property remains in good, neat condition. Security Deposit: A security deposit in the amount of $2,600.00 is due in full via certified funds (cashier's check or money order) upon the execution of this lease agreement. This deposit strictly secures the Tenant's obligations for damages and unfulfilled lease terms, and may not be applied by the Tenant toward the last month's rent. Last Month's Rent: An advance payment for the final month of the lease term in the amount of $2,600.00 is due in full upon the execution of this lease agreement. These funds are strictly designated to cover the final 30 days of rent and will not be utilized to cover property damage, repairs, or unpaid fees. Pet Policy: A maximum of two (2) pets are permitted on the premises, strictly contingent upon prior written approval from PTD Management LLC and the execution of a separate Pet Addendum. A pet fee of $50.00 per pet will be assessed each month. Tenant is liable for all damages caused by any pet on the premises. Smoking Prohibited: Smoking of any kind, including tobacco, marijuana, vaping, or electronic cigarettes, is strictly prohibited inside the dwelling, garage, or any enclosed structures on the property. Any evidence of smoking indoors will result in a default of the lease and forfeiture of the security deposit for remediation costs. Rent Due Date and Late Fees: Rent is due on the 1st of each month. A late fee of $100 will be applied if rent is not received in full by the 4th of the month, accounting for the statutory two-day grace period. Property Repairs and Reporting: Tenant must immediately report any plumbing leaks, roof leaks, electrical issues, or other maintenance concerns in writing to management. Failure to promptly report issues that lead to escalating structural or water damage will result in the Tenant being held liable for the additional repair costs. Renter's Insurance Requirement: Tenant is required to carry and maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease. PTD Management LLC must be explicitly named as an "Interested Party" on the policy to ensure notification if coverage lapses or is canceled. Lease Term: 1 year.
