RENTAL CRITERIA The following criteria will be used to evaluate all applications for tenancy. To qualify for a Lease Agreement, applicants must meet the standards outlined below. Applications are evaluated using the same objective criteria and in the order they are received (first-come, first-served), with one applicant or household considered at a time. Any false, misleading, or materially incomplete information provided on an application may result in the application being denied. Meeting the minimum rental criteria does not guarantee approval if another qualified applicant has been approved first. $40 NON-REFUNDABLE APPLICATION FEE: Each applicant over the age of 18 must pay an application fee and consent to have a background check done on them. PHOTO IDENTIFICATION: All applicants over the age of 18 must provide current government-issued photo identification at the time of application. EMPLOYMENT REQUIREMENTS: Applicants should have been employed with their current employer for at least six (6) months. Exceptions may be made for recent graduates who provide proof of graduation, current students who provide proof of enrollment, and self-employed applicants who provide a CPA-prepared financial statement or their most recent federal tax return. Applicants with less than six (6) months of employment with their current employer may be conditionally approved, subject to the terms of the Lease Agreement. All employment information will be verified with the employer. INCOME REQUIREMENTS: The combined gross monthly income of all occupants must be at least three (3) times the monthly rent. RENTAL HISTORY: Applicants must provide the names and contact information for their previous two landlords, or all landlords within the past five (5) years, whichever is less. Applicants must also provide all residential addresses for the past five (5) years. Applications may be denied if the applicant has a history of evictions, lease defaults, repeated late rental payments, or outstanding balances owed to a current or former landlord. RENTER'S INSURANCE: Applicants must have renter's insurance before occupying the premises. CREDIT SCORE & HISTORY: Applicants must demonstrate a history of responsible credit management. Credit reports will be evaluated based on payment history, outstanding debt, collections, judgments, bankruptcies, and overall creditworthiness. Applicants should have a minimum FICO Score of 750, with no open collections, no unpaid judgments, and no bankruptcies filed within the past two (2) years. All collection accounts must be paid in full or otherwise resolved. CRIMINAL HISTORY: Your application may be rejected if you have been convicted in the last 5 years or any crime against person or property that would present a threat to the owners or neighbors, or the rental property. Applicants on probation or parole will be denied. Applicants on a publicly available list of offenders who are required to publish their address will be denied. MAXIMUM OCCUPANCY: Maximum occupancy is two (2) occupants per bedroom, plus one (1) additional occupant per home (e.g., seven occupants in a three-bedroom home). No more than four (4) vehicles may be parked on the premises for longer than 72 hours without prior written approval. Street parking is discouraged. If your application is approved, you will be notified. You will have 48 hours from the notification of your approval to sign a lease agreement. If you do not, then other applicants may be considered and given the opportunity to sign a lease. PETS: Pets will not be allowed. POSSESSION: Tenant will be granted possession once the following terms are met: Fully executed lease agreement, cleared security deposit(s), cleared first month's rent, utilities in tenant(s) name, proof of current renter's insurance policy with landlord listed as an additional insured. RENT & FEES: Non-Refundable Application Fee: $40 Monthly Rent: $2,500 Refundable Security Deposit: $2,100 Non-Refundable Lease Initiation Fee: $400 M2M Fee: $150 Service of Notice Fee: $75 Eviction Turnover Fee: $250 Late Fee: $200 UTILITIES: Tenant is responsible for all utilities serving the property. Natural gas service shall be placed in the Tenant's name and paid directly by the Tenant. Water, sewer, storm water, garbage, and any other utilities or municipal services that remain in the Landlord's name will be billed to the Tenant and are due with the monthly rent or as otherwise specified in the Lease Agreement. LEASE TERM: The Lease shall commence on the Lease Agreement Commencement Date and continue through the Initial Term End Date of May 31, 2027. Upon expiration of the Initial Term, the Lease may be renewed for an additional term of 12 or 24 months, subject to the mutual written agreement of both Landlord and Tenant.
