Lease terms

*Minimum 12-month lease. *Security deposit equal to one month's rent due at signing. *Rent is due on the 1st of each month. *Tenant is responsible for electricity, water, sewer, internet/cable, and lawn maintenance. *Owner will provide a monthly natural gas credit of up to $100 during the initial 12-month lease term. Tenant is responsible for all electricity, water, sewer, internet/cable, lawn maintenance, snow removal, and any monthly natural gas charges exceeding $100. *No smoking or vaping inside the home. *All occupants 18 years or older must submit an application and pass credit, background, income, and rental history screening. *Household gross income should be at least 2.75 times the monthly rent. *Minimum recommended credit score of 640. Applicants with lower scores may be considered based on overall qualifications. *No prior evictions or outstanding landlord collections. *Pets considered on a case-by-case basis with landlord approval. Additional pet fees or pet rent may apply. *Tenant is responsible for replacing HVAC air filters regularly and maintaining the property in clean condition. *Parking available on the driveway and street where permitted. *No subleasing or short-term rentals (including Airbnb or similar platforms).
