Lease terms

Immediate move-in ready! SCREENING PROCESS: You will be invited to fill out an application at no cost. Anyone over the age of 18 must fill out an application. Application will be reviewed and if owner want to move forward with the screening process, online screening link will be provided. Tenant to pay screening fee. Upon approval, a deposit will be required at lease signing Income requirement The total verifiable monthly gross income must be at least 3 times the monthly rent. Verification of income Applicant(s) must provide last 2 months pay stubs. New hires must provide a letter of employment stating the start date and the income. Letter must be from employer on a company letterhead. Rental/mortgage history Each tenant should have at least 3 years of rental history and be in good standing with any/all landlords. Any late charges, insufficient fund charges, and/or deductions from returned deposits may result in denial. Credit Each tenant should have at least 3 years of credit history and be in good standing with any/all creditors. A minimum credit score of 625 will be considered for processing and scores below 625 may be considered with the understanding that an additional security deposit may be required. Any past due or late payments reported in the past 3 years, including child support, may result in denial. Debt to income ratio Each tenant's monthly recurring debt will be subtracted from the monthly income. The difference must be at least 1.5 times their portion of the monthly rent. Criminal history Tenants with a criminal record will be considered on a case by case basis and are required to provide a brief description of any/all convictions. Certain criminal records may result in denial. We do not rent to any person registered as a sex offender. Proper identification Each tenant 18 years or older must provide a valid photo ID when submitting the application. If the tenant does intend to have pet(s) on the property, a photo of the pet(s) must be provided when submitting the application as well. Security deposit If approved, a security deposit must be delivered within 48 hours in the form of electronic payment. After approval, the property WILL NOT be held without the security deposit. Lease signing The lease MUST be signed within 3 calendar days or the property may be leased to another applicant(s) and deposits will be refunded. First months rent For keys to be released, we require a full month's rent to be paid on or before the commencement of the lease. If applicable, the prorated rent of the first month will be due at the beginning of the second month; example: if move in happens in mid month, the prorated rent is reflected on the 2nd month of lease term. The first month's rent must be received before keys can be released. Rent is to be paid via Avail only. GENERAL LEASE TERMS: Rent payments Rent payments are to be paid through Avail - all for free. Autopay through Avail is highly recommended so you can set and forget and not have to deal with late fees. Personal checks or other forms of electronic payment are not accepted for rent payment. Rent The full rent for the 1st month is due on or before lease commencement. If the first month is prorated (example: mid month move in), the prorated rent is reflected on the 2nd month of lease term. Rent is due on the 1st day of the month and is late after 11:59pm on the 2nd day of the month. Late fees There is a $100 initial late fee then a $10 late fee per day thereafter until the rent is paid in full. Autopay through Avail is highly recommended to help avoid late fees. Pet charges All pets must be approved to reside at the property. If pet(s) are approved, a $500 pet deposit will be required and $250 per additional pet. If pet(s) reside at the property without a signed pet agreement, there will be a $500 pet violation charge plus a $10 per day pet violation fee until the pet(s) are removed from the property. Not all pet types, breeds and sizes may be accepted. Guests Guests are not permitted to stay longer than 7 days on the property without written authorization from Landlord. Trip charge Notice will be given to tenant prior to providing any repairs or access needed by the landlord or landlord's representative. If landlord/landlord's representative cannot gain access to the property due to locks being changed, keyless deadbolts in the locked position, etc., after a notice was given, there will be a $150 trip charge fee assessed to re-schedule. Number of vehicles and rules No more than 4 vehicles allowed on property. Boats (if applicable) must be stored in the garage and RV/travel trailers are prohibited from being stored on the property. Yard maintenance Tenant is to maintain the yard at tenant's expense. The yard is to be watered at least 3 times per week or per water restrictions. Smoking Smoking is not permitted inside the house including the garage. Special provisions House is to be cleaned upon move out. Any/all refundable deposits will be made payable to the 1st name on lease unless tenant(s) agree otherwise in writing. Pet policy and guidelines While we do accept pets, please understand that we have a very strict pet policy that we adhere to. We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet policy, even if you do not have a pet. All applicants must complete a No Pet, Pet or Animal Profile on PetScreening after submitting an application. PetScreening allows you to create a public facing pet profile that can be shared with pet professionals, pet sitters, doggy day cares, a new vet in the future, etc. Additionally the information created in your pet profile will be shared with us. There is not a fee if applicant does not have a pet. The maximum allowed pets are 2 Pet deposits/fees Deposit (refundable): $500 for first pet and $250 for each additional pet. If one or more pet resides at the property without a signed pet agreement, there will be a $500 per pet violation charge plus a $10 per day pet violation fee until the pet(s) are removed from the property.
