Lease terms

LEASE TERMS 12 18 month lease term preferred. No pets permitted. Tenant is responsible for all utilities associated with the property, including electricity, gas, water, sewer, trash, internet/cable, and any additional services or amenities the tenant chooses to add. Owner will not be responsible for tenant utility costs, optional services, subscriptions, or additional amenities during the lease term. Home may be rented fully furnished. Furnishings can include the existing dining table and living room furniture, originally purchased for approximately $5,000 combined. If included, furnishings will remain the property of the owner and must be maintained and returned in good condition, subject to normal wear and tear. Security deposit required at lease signing. Tenant is requested to provide 90 days' written notice prior to the intended end of tenancy/non-renewal. Early termination of the lease does not automatically release the tenant from their obligations under the lease. The security deposit may be applied toward unpaid rent, damages beyond normal wear and tear, and other amounts permitted by the lease and Nebraska law. Tenant is responsible for maintaining the property in clean and reasonable condition throughout the lease term.
