Lease terms

No showings or appointments until the last week of June 2025. Owner pays for water and trash through the HOA fees. Other utilities (i.e. gas, electricity, TV, Internet, etc.) are renter's responsibility. Background and credit checks are required through Experian or TransUnion and paid by each applicant after mutually agreed by both parties. Any co-signer will also need to pay for a credit check. Upon rental approval, a 1-year lease is required along with the first month's rent and the security deposit. After the year lease, it can be renewed or transition to month-to-month upon agreement. Prefer non-smokers. The rental can accommodate 3 cars (2 in the garage and 1 outside with a parking decal). There is a digital key fob to access the complex amenities. Lost of the parking decal or key fob with need to be replaced at the renter expense at the price determined by the HOA - usually $100 per item.
