Lease terms

Rent shall be due on the _____ day of each month and paid by: Any rent not received by the 15th day after the due date may be subject to a late fee of $50 where permitted by applicable California law. SECURITY DEPOSIT Tenant shall pay a security deposit of $3,000 prior to move-in. The security deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, and other allowable deductions under California law. USE AND OCCUPANCY The Premises shall be occupied solely as a private residence. Maximum occupancy: Four (4) persons. No subleasing, assignment, or unauthorized occupants without Landlord's written consent. STORAGE AREA EXCLUSION Tenant acknowledges that the storage unit located on the property is excluded from this lease and is not included in the rented Premises. The storage unit shall remain secured and under Landlord's exclusive control. Landlord does not anticipate routine access to the storage unit during tenancy and intends to avoid entry except when reasonably necessary. If access becomes necessary, Landlord will provide notice as required by applicable California law unless emergency circumstances apply. Tenant shall not enter, access, store items in, alter, or obstruct access to the storage unit.. UTILITIES AND INTERNET Tenant is responsible for payment of all utilities serving the Premises including, but not limited to: Electricity Gas Water Trash Internet Internet service is currently established at the property and Tenant agrees to continue service through the existing provider. No alternate internet provider may be installed without Landlord approval. PARKING Parking is permitted in the driveway and lawful street parking directly adjacent to the property only. APPLIANCES The following appliances are included (complete prior to signing): Refrigerator Washer Dryer Dishwasher Microwave Other: __________________ Tenant agrees to maintain included appliances in reasonable condition and notify Landlord of needed repairs. PETS No pets shall be permitted without prior written approval of Landlord. If approved, Landlord may require a separate written pet agreement. SMOKING Smoking and vaping are prohibited inside the residence and on the property. YARD CARE Tenant shall maintain general outdoor upkeep and water potted plants as directed by Landlord. No landscaping changes or removal of plants without permission. RENTER'S INSURANCE Tenant shall maintain renter's insurance throughout tenancy and provide proof of coverage prior to move-in and upon renewal if requested. MAINTENANCE Tenant shall promptly report maintenance concerns and shall keep the property in clean and sanitary condition. MOVE-OUT Tenant agrees to return the property in substantially the same condition as received, excluding normal wear and tear. Tenant is responsible for reasonable move-out cleaning costs if cleaning is required beyond ordinary use. ENTRY Landlord may enter the Premises as permitted by California law including for repairs, inspections, emergencies, and showing the property with proper notice where required.
