Lease terms

1. TERM OF LEASE The lease term shall be for one (1) year, beginning on ______________________ and ending on ______________________. The Tenant agrees to occupy the rental property only for residential purposes and in accordance with the terms of this Lease. 2. MONTHLY RENT The monthly rent is $800.00. Rent is due on the 1st day of each month. The Tenant shall have through the 5th day of the month to pay rent without a late fee. Rent that remains unpaid after the 5th day of the month shall be considered late. A $75.00 late fee shall be charged when rent is not paid by the end of the 5th day of the month, subject to applicable Georgia law. 3. MOVE-IN PAYMENT Before taking possession of the rental property, the Tenant shall pay the following: First month's rent: $800.00 Last month's rent: $800.00 Security deposit: $600.00 Total amount due before move-in: $2,200.00. The last month's rent is an advance payment of rent and shall be applied to the final month's rent under this Lease, subject to any lawful amounts otherwise owed by the Tenant. 4. SECURITY DEPOSIT The Tenant shall pay a $600.00 security deposit. The security deposit is intended to protect the Landlord against unpaid amounts and damage to the rental property beyond normal wear and tear, as permitted by Georgia law. At the end of the tenancy, the Tenant must: 1 Completely remove all personal belongings and furniture from the rental property. 2 Clean the rental property. 3 Return all keys, access devices, and other property belonging to the Landlord. 4 Leave the rental property in substantially the same condition as when possession was received, excluding ordinary wear and tear. 5 Pay all rent and other amounts legally owed under this Lease. The Landlord may conduct a move-out inspection and may deduct lawful amounts from the security deposit for unpaid rent, damage beyond normal wear and tear, or other amounts permitted by Georgia law. Any remaining security deposit shall be returned in accordance with Georgia law. Georgia generally requires the security deposit to be returned within 30 days after termination of the lease or surrender of the premises, whichever is applicable under the law.
