Rental Lease Terms (Summary) The following is a summary of the basic lease requirements and responsibilities. These terms are subject to change and do not replace the official lease agreement. Lease Term: 2-year lease required. Move-In Requirements: Security deposit and first month's rent must be paid in full before move-in. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other applicable services. Lawn & Landscaping: Tenant is responsible for maintaining the lawn, mowing the grass, trimming trees and shrubs, and keeping the exterior of the property clean and well maintained. Maintenance Responsibilities: Landlord is responsible for major repairs to the property and major building systems. Tenant is responsible for routine maintenance and minor repairs costing up to $100 per repair. Tenant must replace the HVAC/furnace air filter at least four (4) times per year to help maintain the heating and cooling system. No Smoking: Smoking or vaping of any kind is strictly prohibited inside the home. Lease Signing: All tenants must sign the official lease agreement in person. Electronic signatures will not be accepted. Property Care: Tenant agrees to keep the property clean, notify the landlord promptly of maintenance issues, and comply with all lease terms.
