Lease terms

One-year lease. Monthly rent is $1,395, and the tenant is responsible for all utilities. No smoking is permitted inside the property. Applicants must have verifiable gross household income of at least 3x the monthly rent ($4,185/month). Applicants with a 600+ credit score will receive priority, but a 600+ score does not guarantee approval. We review the full application, including total debt, collections, payment history, income, rental history, and landlord references. Applicants should have at least 50% on-time payment history; applications below that level will generally not be considered. Applications with eviction history are generally not considered. Positive previous-landlord references are preferred. No co-signers or guarantors. Section 8 and other qualifying housing-assistance programs are accepted. Standard move-in requirement is first month's rent plus two months' security deposit. Applicants with a 600+ credit score and a strong overall application may qualify for a reduced security deposit. Pets are allowed with approval. Pet rent starts at $50 per month and may increase depending on the number, size, type, and behavior of the pets. Larger dogs may need to be met before approval. A completed Zillow application is required before a showing will be scheduled.
