Lease Terms & Important Rental Policies (Maryland) The lease term is for a minimum of twelve (12) months, unless otherwise agreed in writing. At lease signing, tenants are required to pay the first month's rent, last month's rent, and a security deposit not to exceed one month's rent, in compliance with Maryland law. All funds must be paid via certified funds (e.g., cashier's check, money order, or electronic payment); personal checks are not accepted. All individuals age 18 or older must complete a rental application, be approved by the landlord, and be listed on the lease agreement. No adult occupant may reside in the property on a long-term basis without being formally approved and added to the lease. Utilities The tenant is responsible for payment of all utilities including electricity (Pepco), natural gas (if applicable), and internet/cable services. The landlord provides water/sewer service and trash collection, consistent with typical practices in Prince George's County. Smoking Policy This is a strict non-smoking property. Smoking of any kind (including cigarettes, cigars, vaping, or similar devices) is prohibited anywhere on the premises, including inside the dwelling, garage, yard, and any common or exterior areas. Pet Policy No pets are permitted under any circumstances, unless required by applicable law (such as reasonable accommodation for a documented service or assistance animal in accordance with federal and Maryland fair housing laws). Payment Terms Rent is due on the 1st of each month. Any late fees will be assessed in accordance with Maryland law and the terms outlined in the lease. Returned or failed payments may incur additional fees as permitted by law. Compliance With Maryland Law The lease agreement will comply with all applicable Maryland landlord-tenant laws, including but not limited to security deposit handling, disclosures, and tenant rights. Tenants will receive all required state disclosures at or before lease signing.
