Lease terms

Tenant pays all utilities. No smoking allowed in home. Pets: Pets are allowed only with prior written approval by the landlord. Approved pets must comply with any applicable local laws or ordinances. The landlord may consider factors such as size, breed, number of animals, and overall suitability for the property when granting approval. A maximum of two (2) pets is permitted. A non-refundable pet fee of $200 per approved pet and a refundable pet deposit of $200 per approved pet is required prior to move-in. Tenant is responsible for removal of pet waste and maintaining yard condition. Any damage to landscaping or irrigation systems caused by pets will be repaired at Tenant's expense. Tenant is fully responsible for any damage or injury caused by pets and agrees to ensure pets do not create a nuisance (including excessive noise or aggressive behavior). Landlord reserves the right to revoke pet approval if these conditions are not met. Tenant agrees to have the property professionally treated for fleas/pests at move-out if evidence of infestation is present. The rental fee will be $2,150 per month, payable on or before the 1st day of each month by approved payment methods. Failure to pay on time will result in a late fee of $150. Tenant agrees to pay a security deposit of $2,150 and a non-refundable cleaning fee of $250, due on the same day that the first month's rent is due. If Tenant wishes to terminate the lease early, Tenant must provide at least 30 days' written notice. Tenant agrees to pay an early termination fee equal to one month's rent ($2,150). Tenant remains responsible for rent and utilities until the property is re-rented or the lease term expires, whichever occurs first. Tenant agrees to reasonably cooperate with Landlord in re-renting the property, including allowing showings with proper notice and maintaining the property in clean, show-ready condition. Tenant may assist in identifying a qualified replacement tenant, subject to Landlord's screening and approval. If a replacement tenant is approved and begins a new lease, Tenant's financial responsibility will end on the date the new lease begins. Landlord or Landlord's agent may enter the property to show it to prospective tenants or buyers with at least 24 hours' notice to Tenant, except in cases of emergency. Tenant agrees to make the property reasonably available for showings and to keep the property in clean, presentable condition during this time.
