1. Rent Specifics: 1-Year Lease: $1495/month Grace Period & Late Fee: 5 days. After the 5th day a $100 late fee will be assessed on the 6th day, and eviction process will begin. Preferred payment methods: bank transfer (ACH) or cashier's check. Cash payments are accepted only with a signed receipt and are discouraged for security. 2. Security Deposit: Exact Amount: $1000 Allowable Deductions: Unpaid rent, damage beyond normal wear and tear, excessive cleaning, pet damage. Return Timeline: 30 days. 3. Pet Agreement: Pet Deposit/Fee: A non-refundable pet fee of $250 is required per pet, with a maximum of two pets. Pet Rules: Tenants must provide proof of vaccinations, tenant is liable for all pet-related damage and disturbances, pets must be under control at all times (leashed in common areas). Weight Restrictions: Under 45 lbs. 4. Maintenance & Repairs: Reporting Procedure: All non-emergency maintenance requests must be submitted in writing via email or through the tenant portal. For emergencies only, tenants may call or text . Emergency vs. Non-Emergency: Emergencies (e.g., burst pipe, no heat in winter, electrical hazard) that tenants can get fixed immediately vs. routine requests. Alterations Clause: Tenant shall not make any fixture alterations to the property without written landlord consent. 5. Entry Clause: Notice Requirement: South Carolina require a 24 hr notice period for non-emergency entry. Permitted reasons (inspections, maintenance, showings). Entry for permitted reasons will be between 9:00 a.m. and 6:00 p.m. unless otherwise agreed upon with the tenant. 6. No Smoking Policy Extension: This includes all combustible substances (cigarettes, marijuana, cigars, etc.) and it applies to windows, balconies, and doorways. 7, Guest Policy:No guest may stay for more than 7 consecutive nights or 14 nights total in a 6-month period without written consent. 8. Parking: Designated drive way only, no vehicle repairs on premises. All vehicles must be registered and operational. 9. Garbage & Cleanliness: Tenant responsibilities for taking out their trash/recycling and maintaining a sanitary unit to prevent pests. 10. Subletting: Subletting is prohibited without my written consent. please contact me. 11. Utilities Included: tentat pays for water/sewer and electricity. Landlord do not pay for cable,internet, or tenant's phone. 12. Application & Screening Criteria: Require a credit/criminal/background check and income verification (e.g., gross monthly income of 3x the rent).
