Lease terms

Minimum Term: 12 Months; the owner is open to a two-year lease to lock the rent. Deposit: One Month of Deposit is required if credit scores are more significant than 700. They are collected now. Deposit: Two Months of Deposit is required if credit scores are between 600 to 700 Rent to Income Ration: 30% Utilities: The tenant is responsible for gas, electricity, water, trash, and sewer. Trash and Sewer are passed through bills. The Sewer bill is a quarterly pass-through bill that the owner will share, and the Tenant now agrees to add such Sewer charges to its rent in the month immediately following receipt of such Sewer charges. Tenant responsible for changing HVAC filter at least every 30 days The landlord is responsible for the HOA that takes care of common areas. Snow Removal: Tenant responsible for driveway snow removal for some of the properties If the tenant causes damage, a fee of 300 copays will be incurred for repair or restoration. It is clarified that any issues arising from construction, materials, or malfunctioning appliances shall be the landlord's sole responsibility. The security deposit shall be subject to forfeiture if the tenant elects to terminate the lease prematurely. The tenant shall also bear responsibility for the remaining duration of the lease until a suitable replacement tenant is secured. Termination of the lease necessitates mutual agreement between the landlord and the tenant to establish the terms and conditions for such termination. After the lease term, the tenant is responsible for arranging professional cleaning and carpet shampooing for the house at their own expense.
