$2600/mo (plus water, sewer Trash and Snow removal; HOA fees; & appliance rental) $2600 deposit. Tenant is responsible for adhering to COA(HOA) rules and for any fines for breaking said rules. (Stuff like don't park an RV overnight cuz it doesn't fit in the parking space, or other annoying stuff. Nobody wants annoying drama.) Conditions for return: Unit must be free of all furniture personal items and debris, professionally cleaned including carpets walks and shelves; walls shelves flooring, windows, doors, screens, appliances and plumbing fixtures must be undamages, unstained and in working condition. Deposit Deduction policy: landlord will provide receipts or estimates from 3rd party contractors for any preceeding conditions that are not met.. remaining deposit eill be returned within 60 days. All fees, renst annd deposits are negotiable based on federal, Colorado state, El Paso county and the city of Colorado Springs laws and regulations. A prospective tenant in Colorado has the right to provide the landlord with a portable tenant screening report, as mandated by the Rental Application Fairness Act, which became effective on August 7, 2023. This right is protected under Colorado Revised Statutes 38-12-904(1.5)(a), which requires landlords to accept a portable tenant screening report from a prospective tenant, unless they qualify for an exemption. The report must be made directly available to the landlord by a consumer reporting agency or through a third-party website that complies with state and federal laws. Landlords are prohibited from charging the prospective tenant an application fee or a fee for accessing or using the report if it is provided by the tenant. I will not ask you to pay an application fees when applying provided you provide a portable tenant screening report. Applications can be made using the Zillow App. I will not ask you for any Zelle, PayPal, or similar untracable payments.
