Lease terms

**Lease Term** - One (1) year fixed-term lease. **Smoking Policy** - Smoking is strictly prohibited on the entire premises, including indoor areas. **Pets** - One (1) pet is permitted, subject to successful completion of the landlord's pet screening and compliance with all pet-related requirements and rules. **Move-In Costs** - Upon execution of the lease, the tenant shall pay the first month's rent, last month's rent, and a security deposit. - Alternative arrangements may be considered for applicants with strong compensating qualifications, at the landlord's discretion. **Income Requirements** - Applicants must demonstrate a gross monthly income of at least three (3) times the monthly rent. - Income requirements may be adjusted for applicants with positive compensating factors, subject to landlord approval. **Renter's Insurance** - Tenant is required to maintain active renter's insurance for the duration of the lease. - The landlord must be listed as an additional interest on the policy. - Proof of insurance must be provided prior to move-in and upon renewal.
