Lease terms

Smoking: Only Smoking allowed is outside (most use ashtray). If you smoke inside the property at anytime there will be no warnings and your eviction process will start immediately. Pets: Small/Medium Dogs Cats Reptiles Birds (CANNOT FREE ROAM THE HOME) Hamsters, Guinea Pigs and Small Animals that stay in cages. Any other pets need to be approved by the Property Manager and the Landlord Any violation of the lease regarding pets will be an immediate 30 day to vacate. Parking: Will be discussed on arrival as there will be both concrete and grass parking. Utilities/Amenities: Utilities and Amenities are covered by the landlord all we ask is that you be mindful of your usage. If the usage goes up by a certain amount all the tenants will be warned of usage and given the chance to adjust if not solved rent will be increase for the month of the higher usage. This will be discussed upon meeting. Leases: We are offering leases of month to month, 6 month, and 1 year. Tenant Responsibilities: We ask that you clean up after yourself especially in the kitchen. There should never be dishes in the sink longer than a few hours and the kitchen is the biggest responsibility of the tenants because it is the most used common space of the house. We ask that you have respect for the area because we will have conversations with tenants not doing their part. We ask that your rooms stay tidy. IF YOU CAUSE ANY DAMAGE TO THE PROPERTY PLEASE SPEAK UP Get in contact with the property manager and/or landlord. We are here to help and more than likely if you are honest and upfront it wont be a problem. There are security cameras in the kitchen, living room, pool deck and surrounding the whole property. Guest: Guest hours are from 8 a.m. - 9 p.m. You are allowed 2 nights to have guests sleep over per mo. non charged. Any extra days needs to be brought to the attention of the Property Manager and/or Landlord which you will be charged a fee of $15 each extra night. (All these terms can be discussed and adjusted to your lease) Security/Alarm: Will be discussed upon confirmation of wanting to move forward with moving in.
