Utilities: -Owner Pays for water. -Lessee pays for electricity, internet, and gas. Pets: - Well-trained dogs and cats are allowed. Dogs up to 50lbs (Inquire about weight exceptions) - All dogs must be on a leash when outside of the home in accordance with the neighborhood HOA. - The tenant is responsible for cleaning up after their pet in both the yard and around the neighborhood. - The tenant is required to pay for any damage their animal has caused. - Require or advise (up to you) the tenant to get renters insurance with liability coverage. - Require or advise when you bring in a new pet. - There is a Non-refundable pet deposit of $250 for the initial pet and $50 for each additional pet. Smoking: No smoking (This will forfeit your security deposit) Occupancy: -Max of 2 people per bedroom (6 total) -Max 1 car per bedroom (3 total) Lease Terms: - Twelve months with a one-month deposit - Twenty-four months with a two-month deposit - Credit and background checks are required. Maintenance: - Tenant is responsible for lawn care or lesser can hire someone for them for an additional fee. (Lawn is not very big) - Tenant is responsible for taking their own trash and recycling out to the street and returning the reciprocals within 24 hours.
