Lease terms

- Tenant shall be responsible for any and all damages to the leased premises, fixtures, and improvements occurring during the term of this Lease, ordinary wear and tear excepted, and shall promptly notify Landlord of any such damage. Tenant agrees to repair or reimburse Landlord for the cost of all damages caused by Tenant, Tenant's occupants, guests, or invitees. Any such costs may, at Landlord's option, be deducted from the security deposit, with Tenant remaining liable for any deficiency. Upon termination of this Lease, the premises shall be returned to Landlord in the same condition as received, reasonable wear and tear is excepted. - Last and first month's rent shall be due and payable as a deposit prior to occupancy, and any additional security deposit, if required, to be held in accordance with the terms of this Lease.
