Check-in times must be coordinated prior to arrival to guarantee an early check-in. Smoking is not allowed inside the house. If guests smoke outside, ashes must be disposed of in a can and placed in the trash. Failure to follow these rules may result in forfeiture of the damage deposit and additional cleaning fees. The fireplace is for decorative purposes only and should not be operated by guests. Outdoor commercial hot tubs are not permitted to have anyone in them past 10 PM, with a $250 fine for violations. Children under 18 are not permitted in hot tubs without adult supervision, and children under 8 are not allowed at any time. Guests are responsible for cleaning the hot tub if excessive debris gets in due to the cover being left open. The hot tub temperature should be left at no higher than 100 degrees when not in use. Guests are responsible for bringing or renting games. Minimum age to rent is 40 years old, or at least one parent/relative staying with the guest must be at least 40 years old. No cats are allowed; other animals require prior approval. Guests are required to pay a pet fee of $99 per pet. All pets must be spayed or neutered and up-to-date on vaccinations. Pets must be leashed when outside and are not allowed on furniture or in carpeted rooms. Guests are responsible for cleaning up pet refuse. Excessive noise from pets may result in forfeiture of damage deposits or eviction. Guests are responsible for any pest control fees incurred due to pets. No parties or gatherings exceeding the maximum occupancy are allowed without prior written permission. Guests are responsible for any damages beyond the damage deposit. Guests are responsible for their own personal property and any injuries sustained on the premises. Homeowner is not responsible for the functionality of fences or gates. Guests must use amenities at their own risk. In case of snow or ice storms, guests may need to clear paths themselves. Guests agree to not assign or sublease the property. No refunds or compensation will be given for complaints made after checkout.
