Lease terms

Lease Terms & Requirements Lease: 12-month minimum term, beginning upon move-in. Lease auto-renews in 12-month increments with a 4% annual rent increase. 60 days written notice required from either party to terminate or not renew. Rent: $2,250/month, due on the 1st of each month. A late fee of $200 applies to any payment received after 11:59 PM on the 1st. Accepted payment methods: ACH, check, certified check, or money order. Security Deposit: $2,250 (equal to one month's rent), due at lease signing along with prorated first month's rent. Lawn Care: $65/month in addition to base rent. Landlord arranges professional lawn maintenance every two weeks. Utilities: All utilities are the responsibility of the tenant and must be transferred into tenant's name within one business day of lease start. Pets: Allowed with a separate pet agreement. Unauthorized pets subject to a $150/day charge. Smoking: No smoking of any kind permitted on or in the premises. Violation subject to a $1,500 charge. Subletting: No subletting of any kind, including short-term rentals such as Airbnb or VRBO. HOA: Tenant must comply with all HOA covenants and neighborhood rules. Any fines resulting from tenant violations are the tenant's financial responsibility. Occupancy: Premises are for residential use only. Any adult residing at the property beyond 14 consecutive days must be added to the lease. Move-Out: Re-key fee applies upon lease termination. All keys and garage door openers must be returned.
