Lease terms

Rental Term: -The property is available for a fixed 12-month lease beginning upon agreed move-in date. -Lease does not auto-renew. At the conclusion of the lease term, both parties must agree in writing to any renewal or extension. Included Utilities: -The following utilities are included in the rent: -Water -Trash/recycling pickup -managed landscaping -quarterly pest control -The tenant is responsible for: -Electricity (note: significantly reduced bills due to solar panels and Tesla Powerwall batteries) -Cable, internet, and any optional services Limits on Occupancy: -Maximum occupancy is 4 individuals. Subletting Exclusions: -Subletting is strictly prohibited. Tenants may not assign this lease or sublet any portion of the premises without written consent from the landlord. Pet Policy: -Pets are welcome with prior approval. The following conditions apply: -Up to two pets; dogs (any size) or cats permitted. -All pets must be house-trained and well-behaved. No excessive barking or damage to property will be tolerated. -Breed restrictions do not apply, but proof of current vaccinations and county licensing (if required by law) must be provided. -$1000 pet deposit is required at this time. -Semi fenced-in backyard provides safe space for pets. -Pet owners are expected to clean up after their animals and maintain cleanliness inside and outside the home. Renters Insurance Requirements: -Tenants are encouraged to carry renters insurance. -If pets are on the property, renters insurance with liability coverage for pet-related incidents is strongly recommended.
