Lease terms

- Rent: $2,500 per month - Security Deposit: One month's rent ($2,500) - Lease Term: 12-month lease minimum - Tenant is responsible for all utilities, including electricity, water, trash/waste removal, sewer, internet, and cable services. - Household gross income must be at least 3 times the monthly rent. - Minimum credit score of 750 preferred. - Employment, income, credit, background, and rental history verification required. - No prior evictions or outstanding landlord collections. - Occupancy limited to approved occupants listed on the lease. - Smoking and drugs or criminal activity are not permitted on the premises. - No pets allowed. - Rent is due on the agreed day of each month. - Maintenance & Repairs: Tenant shall maintain the property in a clean, safe, and sanitary condition. Tenant is responsible for repairs resulting from damage caused by the tenant, household members, guests, negligence, misuse, or failure to properly maintain the property. Landlord is responsible for repairs related to normal wear and tear, structural components of the home, roof leaks, and other major building systems, unless the damage was caused by the tenant. Tenant shall promptly notify the landlord of any maintenance issues, leaks, or conditions that may cause damage to the property. - Upon termination of the lease, the tenant shall return the home in clean, undamaged condition and substantially the same condition as at move-in, except for normal wear and tear. Any repairs, cleaning, debris removal, or damage beyond normal wear and tear may be deducted from the security deposit in accordance with New York law.
