Lease terms

A 12 month lease minimum, but a longer term length can be negotiated. Move-in date is flexible between June 15th & July 15th. Owner pays for: Trash, water, sewer, and Fios high-speed fiber optic internet Renter is responsible for the following utilities & services: Oil (heat & hot water) - paid directly to Northeast Oil Electricity - paid directly to National Grid Lawn mowing - paid directly to mowing service $75 bi-weekly from June 1st to September 30th Renter is responsible for basic maintenance and upkeep of the property, including, but not limited to: Changing light bulbs Testing smoke detectors Emptying basement dehumidifier Caring for hardwood floors Yard maintenance - watering trees 2x/week from June 1st to September 30th, spring cleanup, fall cleanup, weeding, etc. (Renter has the option to hire the same lawn mowing company at their own expense to maintain the yard.) Hot tub maintenance - Checking and maintaining the cleanliness and salt balance First month $3,995, last month $3,995, security deposit $3,995, pet deposit $200 (if applicable), and hot tub deposit $500 (if applicable) are due at signing. No smoking of any kind allowed anywhere on the property. Up to 2 dogs permitted with no breed or size restrictions.
