Lease terms

This is a 12-month lease beginning September 1, with rent of $4,500/month due on the first of each month. At signing, we collect first month's rent and a security deposit equal to one month's rent (held in an interest-bearing Massachusetts escrow account, as required by state law). There are no application fees. Tenants are responsible for electricity, gas, internet. Trash is included in rent. Heat is gas forced air. Application requirements: We ask for proof of income (pay stubs, offer letter, or documented stipend/fellowship), and references from prior landlord(s). Policies: Pets: a maximum of one (cat or dog) allowed with no fee. No smoking anywhere on the premises. Parking is street parking by city permit. Renters insurance is recommended. Subletting requires written landlord approval. Laundry in unit.
