Minimum 12-month lease. Tenant is responsible for all utilities and services, including water, electricity, pest control, pool maintenance, and lawn care. Background, credit, income, employment, and rental history verification will be conducted. Applicants must demonstrate sufficient verifiable income and a positive rental history. Tenant agrees to keep the property clean and in good condition throughout the lease term. Any damages beyond normal wear and tear will be the tenant's responsibility. Renters insurance is required and must be maintained throughout the lease term. Pets may be considered on a case-by-case basis with landlord approval and may require an additional deposit or monthly pet fee. Security deposit and first month's rent are due prior to move-in. Property must be returned in clean condition upon move-out. Failure to comply with lease terms may result in additional charges as permitted by law.
