Lease terms

Lease Duration The minimum duration of this lease shall be six (6) months. Any extension or renewal of the lease must be agreed upon in writing by both Landlord and Tenant. Parking Parking is included with the lease. Tenant may use designated parking spaces in accordance with property and HOA rules. Unauthorized or improper parking may result in penalties or towing at the Tenant's expense. Furniture The property may be leased furnished for an additional fee of $1,500 per month. Furniture shall remain the property of the Landlord and must be returned in good condition, normal wear and tear excepted. Utilities Utilities may be included in the lease, subject to reasonable usage. Excessive or abnormal utility consumption may result in additional charges to the Tenant. Tenant Maintenance Responsibilities Tenant is responsible for maintaining the property in a clean, safe, and sanitary condition at all times. This includes routine upkeep and promptly reporting any needed repairs. Tenant shall be liable for any damage caused by negligence, misuse, or failure to maintain the premises. HOA Compliance Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, and bylaws applicable to the property. Any fines, penalties, or violations resulting from Tenant's actions or those of their guests shall be the Tenant's responsibility.
