Washington State Residential Lease Terms Camano Island ADU Rental Agreement (Sample) Property Type Accessory Dwelling Unit (ADU) Location Camano Island, Washington Lease Term 12 Months # PROPERTY DESCRIPTION Newly constructed 1,200 square foot ADU featuring: * 2 Bedrooms * 1 Bathroom * Open great room concept with kitchen and dining area * Private covered entrance * Washer and dryer included * Air conditioning and heating * Two dedicated outdoor parking spaces * Apartment located above detached shop * Separate private entrance with 27 stairs The shop below the apartment is not included in the rental agreement. RENTAL TERMS Monthly Rent Tenant agrees to pay Landlord monthly rent in the amount of $2,300.00 due on the 1st day of each month. Payments shall be made by through a third party app, Avail Landlords. Lease Term This is a fixed-term lease for twelve (12) months. Security Deposit Tenant shall pay a refundable security deposit of $2,300.00 prior to move-in, subject to the terms of Washington State law. The security deposit may be used for: * Damage beyond normal wear and tear * Cleaning costs beyond ordinary use * Other lawful charges permitted under RCW 59.18 An itemized statement and any remaining deposit funds will be returned within 30 days after tenant vacates the premises, as required by Washington law. Move-In Costs Due prior to move-in: * First Month's Rent: $2,300.00 * Security Deposit: $2,300.00 **Total Due Prior to Move-In: $4,600.00** Application Fee Applicant shall pay a non-refundable screening/application fee of $60.00, this covers credit check, background check and evition report. Landlord shall provide applicants with the required tenant screening disclosure pursuant to Washington State law. # UTILITIES Tenant shall pay utilities in addition to rent. Utilities include: * Water (reasonable usage) * Power/Electricity (reasonable usage) * Garbage * Internet (reasonable usage) Utility charges may be adjusted based upon actual usage as reasonably determined by Landlord. This will be looked at quarterly. # OCCUPANCY AND USE The premises shall be used solely as a private residence. Tenant agrees to: * Maintain a quiet and respectful living environment * Respect neighboring properties and surrounding residential community * Maintain the premises in a clean and sanitary condition * Comply with all applicable laws and community standards This home is best suited for tenants who value: * Quiet living * Respect for property * Long-term stability * Serene residential surroundings SMOKING AND DRUG POLICY No smoking, vaping, marijuana use, or recreational drug use is permitted: * Inside the apartment * On the property * In common or outdoor areas Violation of this policy shall constitute a material breach of the lease. PET POLICY One small dog up to 12 pounds may be considered upon Landlord approval. If approved: * Monthly Pet Rent: $75.00 * Refundable Pet Deposit: $500.00 Tenant shall be responsible for: * Any damage caused by pet * Proper waste disposal * Noise control * Compliance with local pet regulations No other pets permitted without written approval. PARKING Tenant shall be provided with: * Two dedicated outdoor parking spaces * Parking located near stairway entrance No vehicle repairs, storage of inoperable vehicles, or commercial vehicle parking permitted without written consent. PROPERTY ACCESS Owners reside on the property. Landlord may enter the premises in accordance with Washington State law, including: * With proper notice for inspections, repairs, maintenance, or showings * In emergency situations * As otherwise permitted by law Except in emergencies, Landlord shall provide at least 2 days' notice prior to entry. MAINTENANCE AND REPAIRS Tenant shall: * Keep the premises clean and sanitary * Promptly notify Landlord of maintenance concerns * Not make alterations without written consent * Be responsible for damage caused by tenant negligence or misuse Landlord shall maintain the premises in compliance with Washington State landlord-tenant law. STAIRS AND ACCESS ACKNOWLEDGMENT Tenant acknowledges: * The apartment entrance requires use of 27 stairs * The premises may not be suitable for individuals with mobility limitations * Tenant accepts the premises in its current configuration LOCATION AND SURROUNDINGS Property is conveniently located: * Approximately 10-minute walk to Puget Sound * Approximately 10-minute drive to two state parks * Approximately 15-minute drive to Interstate 5
