Spacious, two-story, UNFURNISHED 3-bedroom house for rent on Arsenal Street facing Tower Grove Park with 1,680 square feet of living space. The house is historic with beautiful wood trim throughout. The house is in a perfect location with great walkability to South Grand and Morgan Ford. The house is located on Arsenal Street right across the street from Tower Grove Park about halfway between Kingshighway and Grand. It has easy access to major highways for commuting and has a designated bike lane out front to access all the River Front Trail network has to offer.
The entrance is grand, with a foyer and stairwell that has a stained-glass window. Updated features include quartz countertops, a tiled shower surround, and central heat and air. The house is quite spacious, with a large open kitchen, dining room, and living room on the first floor. The kitchen includes a refrigerator, dishwasher, gas oven/stove, and a new half bath. The bright vestibule and heated sunroom are delightful places to read, enjoy morning coffee, or work from home. The backyard is adorable, with lush flowerbeds, a large deck, and a cottage-style garage.
The master bedroom is quite large (approximately 10'x14') and has a small study (approximately 9'x6') attached. The study has ample space to serve as an office, sitting room, or nursery. The second bedroom has a window seat looking out over the park. There is lots of storage including two closets. The third room is smaller and does not have a closet, but also has a beautiful view of the park. Along with the half bath on the main level, a full bath is available on the second floor and a toilet is available in the basement.
A washer and dryer are provided in the laundry in the basement. Tenants also have access to the full basement for storage. Ample street parking is available on both sides of Arsenal. Parking is available in the patio area in the backyard. A single stall detached garage is available for storage but is small for most cars. No pets (dogs / cats) allowed (negotiable). No smoking in the house.
Things To Note:
Parking
Since parking can be a major issue in the city, it is good to note that with this home on Arsenal, there are no houses on the North side of the street. So, you have available on-street parking on both sides of Arsenal. In addition, there is a smallish, beautiful, cottage-like detached garage (with a very small opening) that can be used for parking a very small car or additional storage. There is a parking pad right next to the garage which provides room for parking a vehicle. So, you have plenty of parking options here.
Storage
As mentioned above, there is a detached garage where you can store some of your prized possessions. There is also a full basement with an additional small storage area under the front steps. In addition, there is a huge second-floor storage area in the 2nd-floor hallway. There is also a nice-sized storage area in the 2nd-floor bathroom. Also, in the 2nd bedroom, there is a window seat with additional storage. In the front entryway, there is also a coat rack with a bottom storage area.
If that is not enough, there is also a nice-sized nook area located in the master bedroom. This area could be used as an office area, a baby's room, or extra living / storage space.
Entertainment
The Arsenal house has a huge deck which is perfect for relaxing or entertaining. This also includes a large backyard with all kinds of greenery. As you enter the house from the spacious deck, you will enter the nice-sized Sunroom which can be used as an additional sleeping area, a plant area, or small office area. In addition to the Sunroom at the back of the house, there is also an enclosed porch area where you can enjoy reading a book or just enjoying a cup of coffee as you gaze out at the beautiful Tower Grove Park (which is especially beautiful in the Spring and Summer).
Utilities are not included in the rent and usually run from around $250 (in April / May) to around $450 or so (in December / January) a month. Move-in requires the first month's rent of $2750 and a security deposit of $2750. A one-year lease is required with a month-to-month option available after the one-year lease is completed.
