Tenant acknowledges that the monthly rent includes electricity, water, and internet solely as a convenience and not as an unlimited entitlement. Landlord provides these utilities subject to the following conditions: 1. Utility Allowance. Landlord will cover utility costs up to the following maximum monthly amounts: Electricity: $250 per month Water: $100 per month Internet: $100 per month 2. Overage Charges. If the actual cost of any utility exceeds the monthly allowance, Tenant shall be fully responsible for 100% of the overage. Overage charges are due within 10 days of Landlord's notice and delivery of the relevant billing statement. 3. Excessive or Abnormal Use. Tenant agrees to use utilities in a manner consistent with single occupancy residential use. Any excessive, wasteful, negligent, or abnormal use determined at Landlord's sole reasonable discretion may result in additional charges or, if repeated, constitute a lease violation. 4. Prohibited High Consumption Devices. Tenant shall be considerate using any device that significantly increases utility consumption, including but not limited to space heaters, portable A/C units, commercial appliances, or any non standard electrical devices, unless Tenant obtains prior written approval from Landlord. Unauthorized use may result in immediate removal of the device and additional charges. 5. Adjustment of Allowances. Landlord may adjust the monthly utility allowance amounts with 30 days' written notice if utility rates increase or if Tenant's usage patterns materially change. 6. Access for Metering and Inspection. Tenant agrees to provide Landlord reasonable access to the unit for the purpose of meter reading, utility monitoring, or inspection if overuse is suspected. 7. Failure to Pay Overage. Failure to pay any utility overage within the required timeframe shall be treated as additional rent, and non payment constitutes a material breach of the lease. 8. Lease Terms The Lease term is subject to a minimum of 6 months with the ability to go month-to-month! The ADU is subject to a pet-free and smoking free environment. Street parking is plenty!
