Lease terms

Rent Due Date & Grace Period: Monthly rent of $3,000 is due on the 1st day of each month. A grace period is extended through the 5th of the month. Deposit: $2,000 deposit due at signature; $300 of the $2,000 is non-refundable Late Fees: If rent is not received by 11:59 PM on the 5th, a late fee of $300 will be charged on the 6th. Utilities: Tenants are 100% responsible for all utility setups and payments, including electricity, natural gas, water, sewer, trash, and internet. No Smoking/Vaping: Smoking, vaping, or burning of any tobacco, marijuana, or other substances is strictly prohibited anywhere inside the home, garage, or on the property. Property Maintenance & Lawn Care: Tenants are responsible for basic upkeep, including watering and mowing the lawn, removing weeds, and clearing snow/ice from the driveway and sidewalks within 24 hours of a storm (to comply with Lehi city ordinances). Landlord Right of Entry: The landlord reserves the right to enter the property for inspections or repairs, provided they give the tenant at least 24 hours' written advance notice. Renter's Insurance: Tenants are required to obtain and maintain a renter's insurance policy with a minimum of $100,000 in liability coverage, naming the landlord as an "additional interested party."
