Lease terms

--ALL THE BELOW TERMS ARE NEGOTIABLE-- 1. Names of all tenants should be mentioned on the application or when moving in. 2. Limits on occupancy: there is NO LIMIT on the occupancy but a single family is preferred. 3. Term of the tenancy: 1 year or more. It can be discussed. 4. Rent amount is $3000. A prorated amount will be due on the move-in date followed by the rent on the 1st of every month. We accept cash payments, bank transfers, and Zelle payments, We do not allow checks or money orders. There will be a late fee if the rent is not paid before the 5th of every month. 5. Deposits and fees: One month's rent is required, this amount will be refunded at the time the lease term end depending on the house's condition. There is no application fee, All applicants can have one application. If you have a pet, there is a pet deposit of $350. 6. Repairs and maintenance: During the tenancy, the tenants are responsible for all the repairs and maintenance. It is recommended they have renter's insurance and submit a copy of that to us during leasing. A/C and any other major house-related problems will be resolved by us. 7. In case of repair or maintenance, we will contact you before hand and give you notice of any entry to the property. 8. All pets are allowed and are the tenant's responsibility. 9. Utilities are the tenant's responsibility
