Lease terms

Lease Duration: 12-month lease minimum Rent: $4,300/month (HOA included) Security Deposit: $4,300 (one month's rent) Utilities: Tenant responsible for electricity, gas, water, trash, and internet HOA: Paid by renter Pets: Considered with additional deposit (if applicable) Smoking: No smoking permitted inside the property Renters Insurance: Required before move-in Income Requirement: Household income must be at least 2.5x the monthly rent Credit Requirement: Minimum credit score of 700 preferred Background Check: Required through Zillow application Parking is limited to the garage and driveway, street parking is available if needed except on Thursdays. Tenant is responsible for routine backyard maintenance. Front yard and other area are responsibility of the HOA. Rent is due on the 1st of each month. A grace period of 3 days is allowed. If rent is not received by the 4th day, a late fee of $100 plus $10 per day may apply until rent is paid, not to exceed the maximum allowed by California law. Tenant must comply with all HOA community rules and regulations.
