Lease terms

1. Security Deposit A $2,500 security deposit is required at lease signing. It is refundable within 7 days after move-out, less any deductions for damages, unpaid rent, or other lease violations. 2. Rent Payment Policy Rent is due monthly by the 3rd of each month (flexible grace period available). Payments can be made via Zelle or Stripe. A $50 late fee applies if payment is not received within 5 days after the due date. 3. Utilities Electricity is provided by the landlord and capped at $200/month. Any usage beyond the cap will be billed to the tenant. Property uses well water and has no gas service. 4. Lease Violations & Fees - No smoking: $500 violation fee - No parties or events: $500 violation fee - Additional violations of house rules may result in penalties or lease termination 5. Payment Terms & Responsibilities Tenant is responsible for timely payment of rent and utilities beyond the stated cap. All financial obligations must be fulfilled according to lease agreement terms. 6. Legal & Governing Law This lease agreement is governed by the laws of the State of California. Tenant agrees to comply with all local ordinances, including quiet hours and residential use restrictions. 7. General Rules Enforcement Tenant must comply with all house rules including noise restrictions, occupancy limits, and property care standards. Landlord reserves the right to enforce compliance and conduct reasonable inspections with notice.
