FINANCIALS & UTILITIES: Monthly Rent: $3,200. Security Deposit: $3,200. Application Screening Fee: Renters pay an application screening fee directly through Zillow. Utilities Paid by Tenant: Electricity, Gas, Water, Sewer, and Internet. Utilities Paid by Owner: Landscaping, Trash, Recycling, and Compost. SMOKING POLICY: This is a strictly non-smoking property. Smoking, including vaping and cannabis use, is prohibited anywhere inside the unit or on the premises. PET POLICY: A maximum of 2 pets are permitted. There are no breed or weight restrictions. Pet Requirements: All pets must be locally licensed and up to date on all legally required immunizations. Documented proof of current licensing and veterinary vaccination records must be submitted alongside the rental application. Pet Deposit: An additional refundable pet deposit of $500 is required upon lease signing. Service & Assistance Animals: Legally qualified service animals and emotional support animals are welcome. SCREENING REQUIREMENTS: Application Rule: Every adult applicant over the age of 18 must fill out their own individual Zillow application and pass the background/credit screening. Income-to-Rent Ratio: Gross household income must be at least 2 times the monthly rent ($6,400/month cumulative across applicants). Co-Signer Policy: Co-signers are accepted to meet income deficiencies but must prove a gross monthly income of at least 3.5 times the monthly rent ($11,200/month), possess a credit score of 670+, and legally reside within the State of Oregon. Full Criteria: This property evaluates applicants using Portland's standard Low-Barrier Screening Criteria.
