Lease terms

Policies to be offered: -Tenant responsible for all utilities, water/sewer/electric/garbage/internet -no exotic animals -no smoking on property -12 month lease required -1st months rent and security deposit due at signing of lease Screening criteria for all applicants: -We do not accept zillow applications -You must view property before applying, we do not offer virtual showings -Viewing by appointment only -All persons over 18 must fill out application screening reports -proof of income 2.5X rent for 1 person, 3X for 2 people -No more than 2 incomes to meet income threshold -12 months valid, verifiable rental history -12 months with current employer, or in same field of work -New job acceptable with offer letter by employer -2 years tax returns for self employed applicants -2 most recent pay stubs -Government issued ID required, federal or state -Background check required (we do not accept portable screening reports) -Screening report by a consumer agency, $50 each applicant -Screening report only charged after application is reviewed -no co-signing Ground for denial will result from the following for all applicants: -Verified unpaid eviction on credit report or verified from landlord -Unpaid rental collection on credit report -Balance owing to landlord -Open or non-discharged bankruptcy -2 or more late payments, NSF checks or lease violations withing last 12 months -Unverifiable social security number -Falsification on rental application -Breaking lease that results in collection filing -Felonies and misdemeanors will be dealt with on a case by case basis
