Lease terms

Monthly rent is 2,308**. We are open to applicants with lower or challenged credit; however, applicants with a credit score below 650 will be required to pay additional. **Lease & Occupancy Guidelines** * Minimum lease term: 12 months (shorter and longer terms may be considered) * Maximum occupancy: 4 vehicles * No smoking permitted inside the home * Tenant is responsible for all utilities, including water, electricity, internet, and trash service * Tenant must maintain the yard in good condition throughout the lease term **Pets** * Maximum of 4 pets allowed * $30/month pet fee per pet * $150 non-refundable pet deposit for first 2 pets. Additional $50 per pet up to 4 pets. **Move-In Costs & Requirements** * Security deposit: $2,308 due prior to move-in * Application fee: $35 per applicant 18 years or older (non-refundable) * Renter's insurance is required for all tenants to cover personal belongings and liability **Security Deposit Disclosure** The security deposit will be refunded within 30 days after the tenant vacates the property, provided a written forwarding address is submitted. The landlord is not obligated to process the deposit refund or provide an itemized list of deductions until this address is received.
