Rental History: Minimum 24 months of continuous, verifiable rental history from a non-relative landlord. History must be clean, with no documented lease violations, chronic late payments, or property damage. Evictions: No history of unlawful detainer (eviction) actions or filings. Income Requirements: Combined gross monthly income must be at least $8,250 (3-times the monthly rent). Criminal History: In compliance with King County Fair Chance Housing, a criminal background check will be conducted. Landlord does not accept blanket bans. Applications may be denied for adult convictions within the past 7 years involving violent crimes, arson, or property destruction that present a direct threat to the health and safety of the property or other residents. Pet Policy: Pets are considered on a case-by-case basis. Approved pets require a separately itemized Pet Rent of $50 per month, per pet. Approved pets require an additional, refundable Pet Damage Deposit of $400 due at move-in. Applicants must provide verifiable history showing the pet has no record of aggression, property destruction, or chronic noise disturbances. Note: Legally qualified service and assistance animals are exempt from pet rent, pet deposits, and pet restrictions per fair housing laws
