Lease terms

Lease Duration Standard 12 month lease with option to renew annually. Early termination allowed with 60 day written notice and payment of one month's rent. Rent and Payments Rent due on the 1st of each month; a 5 day grace period before late fees apply. Late fee: $75 after the 5th day. Acceptable payment methods: online transfer, check, or certified funds. Security Deposit Equal to one month's rent, refundable within 30 days of move out if no damage beyond normal wear and tear. Pet Policy Pets allowed with landlord approval. Pet deposit: $400 per pet (refundable). Tenant responsible for any pet related damage or nuisance. Maintenance and Repairs Landlord covers major repairs (HVAC, plumbing, roof, appliances). Tenant responsible for minor upkeep (light bulbs, air filters, lawn care). Tenant must report issues promptly to prevent further damage. Smoking No smoking inside the home. Outdoor smoking permitted if waste is properly disposed of. Occupancy Maximum occupancy: two persons per bedroom. Subleasing or Airbnb style rentals not permitted without written consent. Utilities Tenant pays for utilities like but not limited to electricity, water, gas, internet, etc. Landlord covers HOA fees and property taxes. Move Out Conditions Property must be left clean and in good condition. Professional cleaning fee may apply if excessive wear or pet odor is present.
