The following items can be considered a deniable factor: - Lack of proof of income - Falsification of income - Cannot meet income requirements - 12 months of employment with current employer or in the same work line Credit History TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. Credit history requirements: - This rental requires a 650 or above credit score. If the tenant has a score below this, it will result in an increased deposit or cosigner requirement. - bankruptcy discharge will result in the requirement of a co-signer or denial of rental property - A paid rental collection will result in an increased security deposit or the requirement of a co-signer The following items can be considered a deniable factor: - Unpaid rental collection or judgments, open bankruptcy - Judgements and/or liens in excess of $1000 Criminal History A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. The following items can be considered a deniable factor: - Murder (1st and 2nd degree), Kidnapping (All counts), Manslaughter (1st degree), Theft (1st & 2nd degree), Assault (1st, 2nd, & 3rd degree), Forgery, Burglary (1st, 2nd degree), Vehicle prowling (1st degree), Robbery (1st & 2nd degree), Malicious mischief (1st degree), Sex related offenses (all counts), Arson (1st and 2nd degree), Reckless burning (1st degree), Delivery or sale of controlled substances (all counts), Possession with or without intent to deliver (all counts), Manufacturing with or without intent to deliver (all counts) No Smoking Smoking is prohibited inside and outside of the rental premises. Appliances Included appliances are: - Microwave - Dishwasher - Stove top/Oven, Washer/Dryer Tenant must supply their own refrigerator. Pet Policy This rental allows for 1 dog, depending on the breed. There is a refundable pet deposit due at move in ($100). Income higher than 3 times monthly rental, credit score higher than 650, or need pay double deposit , tenants take care of yard. Each Applicant will be required to pay $45 for a background report. Tenant will be required to pay 1st month rent and deposit before commencement date of the lease agreement. The tenant will be required to pay monthly rent on or before the 3rd day of each month. No smoking allowed in the property. Tenants will pay all utilities.
