Lease terms

There is an Application Fee of $99.00 per Adult (18+ years of age) required and all Adults must be on the Lease. The Fee will be applied to processing/review and additional Background/Credit/Finance reports. The Lease permits use of the Property and all improvements. 12 month Lease option. There is an allowable Pet Policy for one (1) dog of less than or equal to 30Lbs (exceptions may be considered) with a non-refundable fee of $600 per Lease Term. Tenant is responsible for Utilities (required Electricty and public Water/Sewer) to include removal of trash from the property. Full Landscaping services are included in the Lease Term to include seasonal lawn cutting, lawn maintenance/treatments, leaf collection/removal, and general grounds maintenance. This is a non-smoking inside the premises property that is strictly enforced. The Fireplace shall not be used at any time for burning. Additional Restrictions are outlined in the Lease primarily related to safety/insurance liability and other use of the property/grounds. There is a thorough background/credit check process and financial review of income/assets and debt to income ratios used in the approval or denial process. Generally this is to include a requirement of 680+ credit score, monthly income of 3x the monthly rent, max debt to income ratio of 35/50 and accessible assets of no less than 1.5 times the monthly rent. Max Occupancy is 8 (combined Adult and non-Adult)
