Rent: $2300 a month Application Fee: $40 per applicant 18 or older. Applications done via Rent Spree UTILITIES NOT INCLUDED (BG&E electric, cable, internet, water, sewer & trash pick up with Town of North Beach) PETS: No pets permitted SMOKING: No Smoking Allowed in or on the Property LEASE LENGTH: 12-24 months minimum APPLICATION TURNAROUND TIME: 48 to 72 business hours Income Requirements -Verifiable on paper Minimum Gross Income of at least $83,000 a year. Credit Requirements -Credit above 650 is preferred, however as long as there are no evictions or late rental payments on record and proof of rent or mortgage payment history is supplied showing on time rent payments for the previous year the applications with lower credit scores may be considered. Security Deposit - Applicants with better credit and good references from previous Landlords will generally be approved at a security deposit of $2300. Applicants with lower credit may be approved with higher deposit and/or may also require a co- signer. Security Deposit will be due in full within 24 hours of lease offer. If the security deposit is not paid, the property will still be listed as available to other applicants. COMMON REASONS FOR DECLINED APPLICATION: evictions, court judgments, unpaid balances due to landlords, move-in date longer than 30 days out, credit score beneath the listing requirement, insufficient income, unsatisfactory references, felonies, inability to pay security deposit, and recent bankruptcies. Unqualified occupants, pets and/or vehicles can also be a reason for decline.
