RENTAL QUALIFICATION CRITERIA & PROPERTY TERMS Property Type: 2 Bedroom / 1 Bathroom ADU Monthly Rent: $1,800 Security Deposit: $500 security deposit due upon lease signing. Application Fee: $45 per applicant age 18 or older. Application fees are non-refundable. Lease Term Options: 6 Months 8 Months 10 Months 12 Months 15 Months Utilities Included: Monthly rent includes: Water WiFi/Internet Electricity up to the monthly allowance established by Landlord Electricity Allowance: Electricity is included up to a monthly allowance determined by Landlord. Any charges exceeding the monthly allowance will be billed to Tenant. Excess utility charges are due by the 15th day following notice from Landlord. Pet Policy: Up to two (2) pets permitted with Landlord approval. Maximum weight: 40 pounds per pet. Additional monthly pet rent: $150 per pet. Additional pet deposit: $200 per pet. Tenant is responsible for any pet-related damage, cleaning, odors, or repairs. Certain animals may be restricted at Landlord's discretion, subject to applicable laws. Occupancy Limits: Maximum occupancy: Four (4) persons. Parking: Two (2) designated parking spaces included with rent. Income Requirements: Applicants must demonstrate verifiable gross monthly income equal to at least 2.5 times the monthly rent. For this property, the preferred minimum gross monthly household income is $4,500. Additional documentation may be requested for self-employed applicants or applicants with non-traditional income sources. Electricity Allowance: Monthly rent includes electricity up to $150 per month. Any electricity charges exceeding $150 per month will be billed to Tenant. Tenant shall pay any utility overage charges within fifteen (15) days of receiving notice from Landlord. Landlord will provide documentation of excess utility charges upon request. Utility Usage Restrictions: To help maintain affordable utility costs for all residents, the following activities are prohibited without prior written approval from Landlord: Cryptocurrency mining or operation of cryptocurrency mining equipment. Charging of electric vehicles (EVs), electric motorcycles, electric scooters, or similar high-consumption devices. Operation of servers, data centers, or other commercial computing equipment. Commercial or business activities that materially increase utility consumption. Any activity that causes excessive electricity usage beyond normal residential living. Commercial Use: The property is intended solely for residential use. Operating a business that receives customers, stores inventory, conducts manufacturing, or otherwise creates additional wear, traffic, noise, or utility consumption is prohibited without prior written approval from Landlord. Excessive Utility Consumption: Landlord reserves the right to investigate unusually high utility usage. Repeated excessive utility consumption may be considered a lease violation if caused by prohibited activities or misuse of utilities. Late Fees: $75 late fee if rent is received after the 5th day of the month. An additional $25 fee may be assessed if rent remains unpaid after the 10th day of the month, for a total late fee of $100. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term. Proof of coverage is required prior to move-in. Tenant is responsible for insuring personal property and liability coverage. Smoking Policy: No smoking or vaping is permitted inside the unit. No smoking is permitted in any common or shared areas designated as smoke-free. Early Lease Termination Tenant may request to terminate the lease prior to the expiration of the lease term by providing at least sixty (60) days written notice to Landlord. Written notice must be delivered by email, certified mail, or another method approved by Landlord. In addition to all rent due during the required notice period, Tenant shall pay a lease termination fee of $300. The lease termination fee is due on or before the Tenant's move-out date. Tenant remains responsible for all rent, utilities, fees, and lease obligations through the effective termination date. The property must be returned in clean condition and free of damage beyond normal wear and tear. The security deposit will be processed in accordance with Texas law and may be applied toward unpaid rent, damages, cleaning charges, utility overages, or other amounts owed under the lease. Any early termination request is subject to Landlord approval and does not release Tenant from obligations incurred prior to the termination date. Dispute Resolution: Tenant and Landlord agree to make a good-faith effort to resolve disputes through communication and mediation before pursuing legal action when permitted by law. Nothing in this agreement waives rights that cannot legally be waived under applicable law. Equal Housing Opportunity: All applicants are welcome to apply.
