Lease terms

Lease Terms & Rental Requirements * Tenant is responsible for all utilities. * First month's rent and security deposit are due prior to move-in. * Security deposit will be held and returned in accordance with North Carolina law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted by the lease and applicable law. * No pets. * No smoking or vaping inside the home. * No subleasing, assignment, or short-term rentals (including Airbnb or similar platforms). * All adult occupants (18 years and older) must complete an application, be approved, and be listed on the lease. * The owner reserves the right to conduct periodic property inspections and will generally provide at least 48 hours' notice, except in the event of an emergency or as otherwise permitted by law. * Early lease termination is subject to the terms of the lease agreement and applicable North Carolina law. Qualified applicants will be required to complete a rental application, including credit, criminal background, income, employment, and rental history verification.
