Terms at 391-393 30th St #A

1. Lease Term The lease shall commence on [May 2026] and continue for a fixed term of [12 months], thereafter converting to a month-to-month tenancy unless otherwise agreed in writing. 2. Rent Tenant agrees to pay monthly rent in the amount of $6,900], due on the first (1st) day of each month. Payments shall be made via [approved payment methods]. Any rent not received within [X] days of the due date may be subject to a late fee of $[Amount], in accordance with California law. 3. Security Deposit Tenant shall provide a security deposit equal to one (1) month's rent. The deposit will be held and may be used for unpaid rent, repair of damages beyond normal wear and tear, and cleaning required to return the unit to its original condition. The balance of the deposit will be returned within 21 days of vacating, in compliance with California law. 4. Furnishings The premises are leased fully furnished. An inventory of furnishings and their condition will be provided at move-in and acknowledged by Tenant. Tenant agrees to maintain all furnishings in good condition and return them in substantially the same condition, reasonable wear and tear excepted. 5. Utilities Landlord shall provide and pay for the following utilities: water, sewer, garbage, gas, and electricity. Tenant shall be solely responsible for internet and any related services. 6. Use of Premises The premises shall be used solely for residential purposes. Subletting, short-term rentals (including Airbnb or similar platforms), or assignment of this lease is prohibited without prior written consent from Landlord. 7. No Smoking Policy Smoking of any kind is strictly prohibited within the unit and anywhere on the property. 8. No Pets Policy No pets shall be kept on the premises at any time. 9. Maintenance and Repairs Tenant agrees to maintain the premises in a clean and sanitary condition and to promptly notify Landlord of any maintenance issues. Tenant shall be responsible for damage caused by misuse or neglect. Landlord shall be responsible for maintaining the premises in habitable condition and for major repairs. 10. Alterations Tenant shall not make any alterations, improvements, or modifications to the premises or furnishings without prior written consent from Landlord. 11. Entry by Landlord Landlord may enter the premises with at least 24 hours' written notice for purposes including inspection, repair, or showing to prospective tenants or buyers, except in cases of emergency. 12. Renter's Insurance Tenant shall maintain renter's insurance with a minimum liability coverage of $100,000 and provide proof of coverage upon request. 13. Compliance with Local Regulations This lease shall comply with all applicable laws and regulations, including, where applicable, the San Francisco Rent Ordinance. 14. Move-Out Conditions Upon termination, Tenant shall vacate the premises, remove all personal belongings, return all keys, and leave the unit and furnishings in clean condition, reasonable wear and tear excepted.
