Lease terms

Application: All prospective tenants are subject to a standard credit and background screening. Security Deposit: A security deposit equal to one month's rent is required upon lease signing, subject to applicable Virginia law. Lease Term: 12-month minimum lease preferred. Rent: First month's rent is due at lease signing or prior to move-in, as specified in the lease. Pets: Dogs considered on a case-by-case basis. Additional pet deposit or monthly pet rent may apply. Smoking: No smoking or vaping is permitted inside the home. Occupancy: The property is intended to be used as a private residence by the approved tenants named in the lease. Utilities: Tenant is responsible for utilities unless otherwise specified in the lease. Maintenance: Tenant is responsible for routine upkeep and promptly reporting maintenance issues; landlord remains responsible for repairs and systems as required by the lease and applicable law. Renters Insurance: Tenant is required to maintain renters insurance throughout the lease term. Late Payment: Rent is due on the date specified in the lease, with any applicable late fees subject to the lease and Virginia law. Subleasing: No subleasing or assignment of the lease without the landlord's prior written approval. Move-In: Property will be professionally cleaned and delivered in good condition, with a move-in condition report completed by the tenant. All lease terms are subject to applicable Virginia law and will be detailed in the final written lease agreement.
