Lease Term This is a 12-month fixed-term lease that automatically renews on a month-to-month basis at the end of the term unless either party provides written notice of non-renewal at least 30 days prior to expiration. Occupancy Limits Maximum occupancy is limited to 7 persons per unit, in accordance with local occupancy guidelines. Guests may stay no more than [14] consecutive days or [30] days total per year without prior written approval from the landlord. Subletting Subletting, subleasing, or assignment of this lease is not permitted without prior written consent from the landlord. Unauthorized subletting may result in lease termination. Utilities Tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet/cable service. Utility accounts must be set up in the tenant's name prior to move-in. Pet Policy Cats and dogs are welcome, subject to the following: Maximum of two pets per unit (e.g., two cats, two dogs, or one of each). Dogs must be under [50] lbs; certain breeds may be restricted per landlord's insurance policy. Proof of up-to-date vaccinations and, where applicable, city/county pet licensing is required. Monthly pet rent of $100 per pet (cats excluded). Property features: fenced yard, durable flooring in common areas. Tenants are required to carry renters insurance with liability coverage that includes pet-related incidents (e.g., dog bites).
