Lease term: 12-month lease required (building rule no shorter terms permitted). Available Aug 1, 2026. What's included in rent: Heat, gas, water, cable, and Wi-Fi are covered by the building. Tenant pays electric only (billed directly by ComEd). Typically $100+/month savings vs. comparable rentals. Fees at signing: First month's rent + one month security deposit + $500 one-time move-in fee. The move-in fee covers building setup (security fobs, intercom, HOA move-in coordination with Sudler Property Management). Pet policy: Pets considered case-by-case. Building rules strictly enforced: max 2 pets total, max 1 dog, combined weight 60 lbs or less. Dogs must be registered with the building. $50/month pet rent per pet, $400 refundable pet deposit. Parking: Not included. Heated garage parking may be available separately for an additional fee ask for details. Renter's insurance: Required. Move-in logistics: Building requires moves to be scheduled at least 2 weeks in advance through the management company. Moves are weekday-only, through the garage entrance, in 4-hour windows (9am 1pm or 1pm 5pm). I'll handle scheduling once the lease is signed. Screening: Background and credit check required through Zillow (~$35 55, paid by applicant). Income 3x rent, 650+ credit, verifiable employment, positive landlord references.
